Landlords do much more than just owning and renting out property. There is a whole lot of admin and maintenance that comes along with the job that requires daily upkeep. 

The workload of a landlord is determined by the amount of property they own. If a landlord has only one or two properties, the likelihood is that they will have minimal admin to do, especially if their tenants are long-term. 

However, landlords who own many properties may find themselves with much more work on their hands. This includes writing up contracts, answering tenant queries and arranging repairs and general property maintenance. 

Landlords who rent large-scale may have people working under them to ensure nothing falls behind, but they will still have to oversee communications and management. 

An ideal day for a landlord would see them arriving at work and spending a few hours of their day checking emails, reading over mail and checking for any tenant text messages or phone calls. 

They may then move on to chasing up late rent, dealing with any unruly residents or any complaints and arranging property inspections and interviewing potential new tenants

Some periods will be busier. For example, if a landlord rents predominantly to students they may find that the start and end of term time are far busier than the rest of the year due to students moving in and out of properties more frequently than other renters. 

Organisation, time management and excellent people skills are important if you want to be a good landlord. Proper, honest communication with your tenants about your expectations and their expectations of you is key in ensuring you maintain a positive relationship with your residents.

While becoming a landlord may seem like an easy job, it is incredibly difficult and requires a lot of responsibility. You are responsible for housing that other people live in and must therefore do all you can to make sure that your properties are well maintained and your tenants are comfortable.
